At Mobile Home Financing & Sales, we manage the resale of existing mobile homes, located in communities throughout the Greater Lehigh Valley, PA, area. 

We deal ONLY in manufactured (mobile) homes. We know the lay of the land and assist with navigating the process to get a win-win for both buyers and sellers. 
Manufactured Homes are perfect for young couples just starting out or are looking for a way to save money on their housing. Of course, there is the option of renting, but you get nothing in return. Think about it. When you pay rent, where does that money go? How does renting help you? It doesn't help with your credit. When you move, you don't get anything back. And it's simply not your own. Why rent when you can own your own gorgeous manufactured home?

Mobile Home Purchasing Process

Step 1 – Get Pre-Qualified
Your credit score, debt to income ratio, employment status, income & down payment will help you determine how much home you can afford.

We can help you get pre-qualified to see how much you can afford based on your individual circumstances.
Step 2 – Find a Home
What type of community, amenities, lot rents, location and home size are you interested in? Lot rents will vary based on market and size of the lot, in addition to the utilities included in the Lot. Another consideration is property tax.
Step 3 – Consider Financing Options
Most banks are hesitant to finance mobile/manufactured homes. Because we deal with mobile homes ONLY, we know which banks will work with you.

We also offer In-House Financing to qualified buyers as an alternative to a bank loan.
Step 4 – Get Park Approval
Every Community has requirements for tenant approval. Some Communities have age requirements or have strict pet regulations.

Once you have received financing, the park must grant approval following an application process. We’ll help you through the process.

Also notable, ALL communities run credit and criminal background checks on buyers.
Step 5 – Home Inspection (HUD compliance)
While optional, we always recommend that you get a home inspection of the manufactured home to be sure it is in sound working order. A mobile home sale is AS IS and you are unable to negotiate after the sale is complete.
